Buying Your First Home In Today’s Property Market

The 24th March saw our Chancellor Alistair Darling announce a stamp duty freeze on homes under the 250,000 threshold for first time buyers, in a likely attempt to sweeten voters as the General Election looms.

Some quarters saw this as a politically calculated move designed to sweeten voters in the run up to the General Election this May, yet the news was welcomed by the main – especially first time buyers themselves who face many obstacles in trying to get onto the first rung of the property ladder.

Aside from the fees associated by buying a property, other barriers young people face include saving up enough money for a deposit. Given the turbulence of the property and mortgage markets over the past two years, lenders are now more restrictive with whom they lend to. The borrower must usually save at least 10 per cent of the mortgage value they wish to borrow, although in reality this figure is often far higher.

As the Communications Manager at the Council of Mortgage Lenders, Bernard Clarke, explains: “On average, now, [the deposit is] 25 per cent of the cost of the property, which is a very significant amount of money for a first-time buyer to acquire”.

The British Property Federation states that it would take the average 25 year old 18 years to save up the typical deposit of 33,000.To overcome this barrier; many are turning to the ‘Bank of Mum and Dad’ and borrowing the deposit from them. Partnerships with friends and loved ones are also becoming more common as people combine their wealth to purchase their first property together.

The Government has attempted to resolve this problem by launching the HomeBuy Direct scheme; where people who cannot afford their own home ordinarily are entitled to a loan of up to 30 per cent of the purchase price of a new build property, designated by the developer. This 30 per cent is co-funded by the Government and the developer, with the remainder being financed through the purchaser in the form of a mortgage and deposit.

Further schemes devised by developers are also available to help first time buyers and key workers onto the property market. Barratt Homes is one such example, and offers schemes such as Shared Equity, Head Start and Parent Power.

One of the features which is often considered the best features of building bonds is that most banks which make them will defer payments on the loan until the building process is completed. This has a few benefits to the person building the property. The biggest benefit is of course that they do not have to pay bond payments on a property which is not providing anything to them yet. Another huge advantage is that it opens their finances up to cover costs such as renting. This is especially useful since most people who are in the process of building a new home will need to rent a property until the building process is complete. When the payments do finally kick in at the completion of the process they are only for the amount used which means a building bond can be taken out for a good deal more than the projected costs without needs to worry about the payback amount.

The Nuts and Bolts of Homeloans

A home loan is sometimes referred to as a mortgage. A home loan is used to purchase a home or property. It is paid in installments over a set period of time.

Essentially home loans are offered in four major types. The most popular, especially among home owners is a fixed rate home loan. A fixed rate loan, like it sounds, retains the same interest over the term of the loan. Fixed rate loans usually last between 15-30 years, are low risk, protected under inflation, and easier to budget.

Adjustable rate home loans, unlike fixed rate home loans, adjust the interest rate over an initial period (between a few months and few years). Adjustable interest rates begin high during the initial period and slowly reduce in rate.

Balloon home loans are based on a 30 years amortization schedule, but the entire home loan balance is due at the end of the loan?s term, which is between five or seven years. If you cannot pay the entire home loan balance at the end of the term, then you can elect to reset the home loan at the current interest rate.

A newer type of home loan is called a reverse mortgage. This appeals to older homeowners, especially those interested in supplementing their retirement savings. In a reverse mortgage, the home owner receives money instead of making a monthly payment. The reverse mortgage does not need to be repaid until the home is sold, the owner dies or the owner no longer uses the home as their primary residence. You must be 62 years old and living in the home as a primary residence in order to qualify for a reverse mortgage.

A down payment is required when getting a home loan. Depending on the type of home loan, the required down payment is usually between three percent and 20 percent of the home?s total cost. The buyer?s credit history, income and the home?s cost can also influence the amount of down payment required. Anyone who puts down less than 20 percent is required to carry private mortgage insurance (PMI) on their home loan. This protects the bank if the home owner defaults on the home loan.

The buyer will also have to pay closing costs on their home loan. The closing cost is between 3-7% of the total value plus taxes, financing, and other settlement costs. Negotiating with the lender may reduce the closing costs or you can request that the seller covers the closing costs.
